Primark, Parc Trostre

The Primark, Parc Trostre project comprised of the construction of an internal mezzanine floor, alterations to the front elevation of the retail unit and alterations to the rear service yard for M&G Investments at Unit 11 Parc Trostre, Llanelli for the incoming tenant Primark.

Burroughs undertook the structural engineering, civil engineering and quantity surveying roles from planning through to construction and on to completion.

The existing mezzanine floor was extended over the remaining half of the unit, major structural alterations were undertaken to the front and rear elevation of the unit, together with alterations to the rear service yard and drainage. The design and construction was to the detailed specifications and high standards of the incoming tenant Primark. The building accommodates retail space, storage areas, office space and welfare facilities including a café.

The design team overcame the structural challenges of alterations to the entrance structure while maintaining stability of the structure and were able to go above and beyond to achieve a solution which required no temporary support structure. By doing this Burroughs saved the contractor and client time and money. This was no mean feat, the aesthetic transformation of the store facade created challenging structural complications.

Burroughs undertook design of the project to BIM level 2 standards to produce efficiencies in the design stages and cost savings throughout the project due to improved buildability.

Burroughs achieved engineering designs and resolution of unexpected site conditions within a tight time constraint to maintain Primark’s opening day targets. Significant cost penalties would have accrued were these targets not achieved.
